Market rates tell you the ceiling. Your costs tell you the floor. Every number above is an example: replace it with your own.

  1. Washing time

    Total square feet ÷ your production rate (sq ft per hour) × your hourly target.

  2. Fixed time and costs

    Add setup, pre-treat and cleanup time at your hourly target, plus supplies and round-trip miles × cost per mile.

  3. Minimum charge

    Tiny jobs at a per-square-foot rate can lose money, so the floor never goes below your minimum.

  4. Market check

    Compare with what homeowners pay per square foot. If your cost is below the market, quote from the market range.

How much should I charge to pressure wash a driveway?

Angi puts the 2026 range at $0.30–$0.55 per sq ft, with most homeowners paying about $210. In our guide’s example, a 920 sq ft job costs $264.20 to do, about $0.29 per sq ft, so the market leaves room to charge more.

What minimum charge should I set?

Add up setup and cleanup, round-trip travel and a short wash at your hourly target. In the guide’s example that came to about $110, so a $125 minimum made sense. Try a 200 sq ft patio in the calculator to see the minimum apply.

How do I find my production rate?

Time your first jobs, including pre-treating and rinsing, and divide the square feet by the hours. Update it every 5 to 10 jobs. A surface cleaner is much faster than a wand alone.

Should I charge extra for oil stains?

Yes, if they take extra time or product. Price stain treatment from time, list it as its own line on the quote, and say in writing that old stains may not come out completely.
