Window cleaning price calculator

Build a window cleaning quote the way most residential cleaners do: count the glass, price each type, add second-story surcharges and screens. The calculator then checks the quote against your cost floor, your time on site and 2026 market rates.

The method, step by step

Market rates tell you the ceiling. Your costs tell you the floor. Every number above is an example: replace it with your own.

  1. Count the glass

    A double-hung or slider window is 2 panes. Price picture windows and sliding doors per unit, because one big pane takes longer than a standard one.

  2. Add surcharges and extras

    Add a surcharge for each second-story window and a price per screen, so the customer sees each line.

  3. Check your floor

    Hours on site × your hourly target, plus travel, supplies and overhead share. If the quote is below it, the job loses money.

  4. Check the market and your hourly rate

    Compare with $8–$16 per window, both sides, and see what the job pays per hour on site after costs. Time your own jobs: the hourly figure depends on it more than on any published rate.

How much should I charge per pane?

National guides put it at $4–$8 per pane. Start near the middle, time your first jobs, and adjust so your hourly rate after costs covers your pay, costs and profit.

Does the per-pane price include both sides?

It depends on the company, so say it on every quote. This calculator prices panes inside and out; if you price per side, a standard window cleaned on both sides counts twice.

How do I price French or divided-light windows?

Per-pane pricing gets unfair fast on divided lites: at $5 a lite, a 12-lite window is $60, while Angi lists multi-pane windows at $8–$15. Use a lower rate per small lite, or price the whole window as one unit with a surcharge.

What minimum charge should I set?

Guides list $75–$150 (Angi) to $100–$250 (HomeGuide). Set yours so a small job still covers your drive, setup and at least an hour at your target pay.
